BUYING A HOME KEY BUILDERS PROPERTY
Common Questions Before You Buy
Do I have to be an experienced investor to buy from Home Key Builders?
No. We work with first-time investors, experienced portfolio buyers, funds, and people who simply want a new-construction home. If this is your first investment purchase, we can explain the process in plain language and help you understand the next steps.
Can I buy just one property, or do you only work with larger investors?
You can absolutely buy one property. Some buyers start with a single home, while others are adding several properties to an existing portfolio. The best place to start is by telling us what you are looking for and what price range makes sense for you.
Are the homes already finished when I buy them?
It depends on the property. Some opportunities may be lots with homes to be built, while others may already be under construction or nearing completion. We will tell you the current stage before you decide whether a property is a fit.
How do I hear about new properties before they are gone?
Join the Preferred Buyers List. Let us know your budget, property preferences, and buying goals. That gives our team a better idea of what to send you when new opportunities become available.
CONSTRUCTION & PROPERTY DETAILS
What Buyers Usually Want to Know About the Homes
Can the floor plan or design change from one lot to another?
Yes, there can be small changes based on the lot size, layout, positioning, and construction needs. We will share the available information for the specific property you are considering.
Why focus on new construction instead of older rental homes?
Older homes can be good investments, but they often come with repair histories and deferred maintenance that are hard to fully predict. New construction gives buyers a known build history, new major systems, and builder warranty coverage after completion.
Can I have the home inspected before closing?
Yes. Buyers should have the opportunity to review the property and complete appropriate inspections before closing. If you have specific inspection questions, ask us early so everyone understands the timing.
FINANCING, TITLE & CLOSING
Questions About the Purchase Process
Do you provide financing?
Home Key Builders does not act as your lender. If you need financing resources, we may be able to share outside lender contacts. You should review any lender independently and choose the provider that is right for you.
Who handles title and closing?
The transaction moves through a title company or closing attorney as appropriate. Our team helps coordinate the purchase so you know what documents, deposits, inspections, and closing steps are coming next.
Is there a deposit when I go under contract?
Current company information states that a lot deposit may be required when the purchase and sales contract is signed. The exact amount and instructions should always be confirmed for the specific transaction before funds are sent.
RENTAL MANAGEMENT & SUPPORT
After the Purchase
Do you manage rental properties after closing?
Home Key Builders is not your property-management company. If you need management help, we may share outside property-management contacts. Those companies are independent, so buyers should review them and make their own decision.
What warranty comes with the home?
Home Key Builders currently states a 1-year warranty on the property and 10 years on structural items. Tenant damage is not included. Always review the warranty documents for the specific home so you understand exactly what is covered.
What if I have a question that is not listed here?
Just ask. You do not need to wait until you are ready to buy. If you are trying to understand the process, current inventory, financing options, inspections, warranty, or whether a property fits your plans, reach out and we will help where we can.
